"I'd like to discuss a potential small job”, was the first contact with our client and anyone with building hindsight, can share a knowing smile on the evolution from a modest initial idea to a substantial renovation.We were already familiar with the property, having undertaken renovations  back in 2011 under the lead of our late colleague Karen Wygers.

Since then, the property had undergone additional remodelling and updating. As we delved into the project, we uncovered an intricate layering of ceilings within ceilings and roofs upon roofs. While our clients held a deep affection for their property, we recognized the need to help them truly personalise the space. The previous renovations had left the grand space lacking warmth, where even something as simple as kicking off your shoes at the front door felt out of place.

Project overview

Our challenge was to transform a majestic historic residence overlooking the enchanting landscape of old-established Johannesburg. Our primary goal was to seamlessly integrate the garden, outdoor and indoor living spaces, enhancing the family's lifestyle while preserving the property's heritage charm. The second challenge was to reconfigure the first floor into a safer, more intimate zone with en suite bathrooms.

Design philosophy

We meticulously contemplated the renovation process, focusing on placing the family at the heart of our design intention. Our approach revolved around creating spaces that enhanced the family's daily life. We reconfigured the existing spaces to ensure that every aspect resonated with their sense of belonging and comfort within their home. Instead of blindly "opening up" areas, we prioritised creating comfortable and purposeful zones that offered a natural flow to this grand property. We believe that the design of space profoundly impacts emotions, and our aim was to strike a balance between openness, connectedness and intimacy.

Key Design Elements:

Family Zone: We restructured the kitchen, snug, and dining room to establish a cohesive flow. A wallpapered snug area provides a cosy atmosphere, nestled between the ridge and the city views. Thoughtful design details, such as a recolouring of the old aga stove, upgrading and adding clever joinery, workspaces and a generous raised breakfast table add character to the space. The handsome pet rooster is often found strutting around the kitchen; quite fitting for this fabulous family kitchen.

Entertainment Area: We created a distinct adult zone, including a bar and seating area, wine storage, a study, and a small “James Bond” TV space. Integrating indoor and outdoor spaces, we designed an uber grown-up bar and a wraparound couch for seamless entertainment experiences with a perfect balance of contemporary glamour and an air of a time-gone-by.

Children-Friendly Design: Considering family dynamics the design allows small children to be an integral part of day-to-day life, emphasising shared spaces and a nurturing environment.

Upstairs Living: The upper floor features a pyjama lounge, emanating warmth and acts as the central hub from which the bedrooms branch out. This design choice emphasises a retreat for togetherness and comfort within the family.

Veranda Concept: The house boasts a spacious front veranda with breathtaking views, yet it lacked a connection to the interior. Inspired by the stoeps of the past, we reimagined the veranda as a magical outdoor space, connecting heritage with modern living. This area was thoughtfully designed for various uses, accommodating both private moments and lively gatherings.

The Garden: Ensuring seamless coordination between all trades is of utmost importance to KWA. The challenging terrain required the ingenious input of Landscaper Tim Steyn: the arrival and usage sequences of the entire property were carefully considered, as they had previously felt disjointed and daunting, lacking a sense of flow and importantly a triumphant lawn for play! Tim ingeniously re-designed the garden to create an outdoor space that aligns with the overall ethos of the home, enticing people to traverse the property to the sports lawn, pavilion and padel court gems.


The Interiors: By bringing Jen Jones Interiors on board early in the project, she was able to give her chic and timeless design advice. Her input on soft elements was carefully woven into the design of the space, ensuring a harmonious consideration of our joinery, finishes and fittings that perfectly reflects the intended ambiance of the space and new architecture.

Space Hierarchy and User Experience:

We meticulously planned the layout, considering the family's diverse needs, from public gatherings to private retreats. Our design ensured a seamless transition between public, semi-public, semi-private, and private spaces. By understanding the family's lifestyle, we tailored each space to enhance their daily experiences.

In summary, we transformed a highly formal residence into a welcoming family home while preserving its inherent sophistication. The result is a grand yet inviting space, exuding a sense of chic comfort. It possesses a distinctive style and a unique ambience, with the thoughtful use of materials to delineate different areas. Elements of a bygone era are delicately interwoven into the design, tailored to suit the needs of the present family. Every aspect, from furniture and joinery to the selection of materials, was meticulously considered to create a seamless and harmonious living environment, a testament to the collaborative efforts of everyone involved.

We prioritised functionality, emotional resonance, and a strong connection with the outdoors, ensuring that the house becomes a cherished home for years to come.
